2023 LDC Amendments - Design and Historic Preservation
Essex Junction is rapidly growing, but it takes thoughtful design to build a future that the community can be proud of. The LDC amendments will strengthen the design and historic preservation standards in several ways.
Expanding Architectural Design and Historic Preservation Review Standards into the Trunk Routes of Main, Lincoln, Pearl, Park, and Maple Street
Essex Junction is growing quickly, and the new structures built today will likely be a part of the urban fabric for decades to come. The proposed LDC amendments would extend architectural design review standards currently only applicable in the Village Center into the trunk routes of Main Street, Lincoln Street, Pearl Street, Park Street, and Maple Street through a new Design Review Overlay District.
Under the proposal, new development along these corridors will be required to show thoughtful architectural design that serves both form and function. This includes features such as the location and placement of architectural details, the front façade, the consistency of the street edge, and the choice of visible building materials. To ensure that future development preserves and improves historically significant features, historic preservation standards currently applicable in the Village Center District would be expanded to the same areas highlighted in red on the map above. These standards include provisions for protecting buildings listed or eligible for the State or Federal Register of Historic Places while accommodating new and appropriate infill and redevelopment supporting increased density and multi-modal development.
